Mortgage payment calculator with taxes and insurance
Principal and interest are only part of a payment. This calculator adds property tax, homeowners insurance, HOA dues and mortgage insurance so borrowers see a realistic monthly number.

How it works
How is a mortgage payment calculated?
A monthly mortgage payment is usually PITI: principal and interest (from the loan amount, rate and term), plus property taxes and homeowners insurance (often collected in escrow), plus HOA dues and mortgage insurance where they apply.
The math
Monthly P&I = L × r(1 + r)^n ÷ ((1 + r)^n − 1), where L = loan amount, r = annual rate ÷ 12, n = monthsTaxes and insurance = annual amounts ÷ 12Mortgage insurance = loan amount × annual rate ÷ 12 (an illustrative estimate)
Calculations run in your browser. Nothing you type is stored or sent.
On your site, it does one more thing
On client sites, every calculator ends with a button into the matching funnel, so a borrower who just ran the numbers can start a real conversation. This one pairs with the pre approval funnel.

Principal and interest come from the standard amortization formula using the loan amount, the monthly interest rate and the number of months. Taxes and insurance are added monthly (often through escrow), plus HOA dues and mortgage insurance where they apply.
What does PITI stand for?
Principal, interest, taxes and insurance — the four main parts of a typical monthly mortgage payment.
Why is the rate field "illustrative"?
Because rates depend on the borrower, the loan and the day. The calculator is an estimate tool; a licensed loan officer provides actual rates and a Loan Estimate.
When is mortgage insurance required?
Conventional loans usually require private mortgage insurance with less than 20% down; FHA loans have their own mortgage insurance premium. The calculator uses a simple annual percentage as an estimate.
Does this include closing costs?
No. Closing costs are paid at closing (or rolled in, in some refinances) and are not part of the monthly payment. A Loan Estimate shows them.
Can I put this calculator on my site?
Yes — it is included on the base website in every plan, branded to you, with a button that opens the matching funnel.
Does the calculator collect my data?
No. Calculations run in your browser and nothing is sent unless you choose to start a funnel or contact form.
Why do two calculators give different results?
Different assumptions: taxes, insurance, mortgage insurance and rounding. Ours shows every assumption so you can match them.
No question matches that.
