Debt-to-income calculator for mortgages
Lenders look at two DTI ratios: housing payment alone (front-end) and all debts including housing (back-end). Here are both, with a plain reading.

How it works
What DTI do I need for a mortgage?
Debt-to-income (DTI) is your monthly debt payments divided by gross monthly income. Front-end DTI uses only the housing payment; back-end DTI adds other debts such as car, student loan and card minimums. Lenders' limits vary by program and file.
The math
Front-end DTI = housing payment ÷ gross monthly incomeBack-end DTI = (housing payment + other monthly debts) ÷ gross monthly income

On your site, it does one more thing
On client sites, every calculator ends with a button into the matching funnel, so a borrower who just ran the numbers can start a real conversation. This one pairs with the pre approval funnel.
See the matching funnelWhat DTI do I need for a mortgage?
It depends on the program and the whole file. Many conventional loans are underwritten around a 36–45% back-end DTI and some programs allow higher with compensating factors. A loan officer can tell you what applies to you.
What counts as debt in DTI?
Required monthly payments that appear on credit or are legal obligations: car loans, student loans, credit card minimums, personal loans, child support and the proposed housing payment. Utilities and groceries are not included.
Is DTI based on gross or net income?
Gross (before-tax) monthly income.
How can I lower my DTI?
Pay down or pay off debts, avoid new credit before applying, add a co-borrower's income, or choose a smaller loan. Discuss options with a loan officer before moving money.
What is the difference between front-end and back-end DTI?
Front-end counts only the housing payment; back-end counts housing plus all other monthly debts. Back-end is usually the more important number.
Does the calculator store my numbers?
No. Everything runs in your browser.
Why does my lender's DTI differ?
Lenders may count income differently (overtime, self-employment averaging) and include debts you forgot. This calculator is an estimate.
Is a DTI calculator useful on a loan officer's site?
Yes — it answers a common pre-approval worry and leads naturally to the pre-approval funnel.
