The problem

Leads don't go cold. They wait until they do.

Most mortgage leads are lost in the gap between the click and the first reply. A borrower fills in a form, nobody answers for hours, and by evening they have talked to someone else. A funnel closes that gap: the quiz qualifies, and the follow-up starts in seconds.

7×

more likely to have a qualifying conversation when firms responded within an hour vs. an hour later.

60×

more likely than firms that waited 24 hours or longer.

How a funnel works

A lead's path, from ad to booked call

Every funnel we build follows the same five stages, written differently for each borrower. Here is the path a first-time buyer takes.

  1. 01

    Ad or link

    Stage: Ad

A compliant ad, a QR code or a referral link names one borrower situation — not "contact us".

  2. 02

    Landing page

    Stage: Page

A fast page that answers "is this for me?" in one screen, with your NMLS ID and Equal Housing text.

  3. 03

    Quiz

    Stage: Quiz

Four tap-only questions. No SSN, no long form. Most of the qualifying happens here.

  4. 04

    Instant follow-up

    Stage: CRM

With consent, a text in seconds, an email in minutes, and a task for you if nobody books.

  5. 05

    Booked call or application

    Stage: Booked

The result page offers your calendar and a pre-filled application. You talk to a warm borrower.

The base under every funnel

Fast pages, found everywhere

Every plan includes a lead-generating website built as static pages — built to score 90+ on PageSpeed — with full schema, answer-first content and an llms.txt file, so search engines, answer boxes and AI assistants can all find and cite you.

AI Engine

The speed-to-lead layer behind every funnel

One AI assistant, trained on information you approve, answers your calls, website chat, texts and social messages — then books the call and hands off to you. It never quotes rates or approves anyone.

The notifications you want to get

We are a new brand, so we will not show you made-up testimonials as if they were real. These are sample reviews we wrote to show the kind of moments funnels create. Real client reviews will appear here, linked to their source, as they come in.

Why we label them: the FTC's rule on consumer reviews and testimonials prohibits fake reviews.

FAQ

Mortgage funnel questions, answered

Search or filter by topic. Every page on this site has its own questions — these are the ones loan officers ask first.

Can't find it? Search every answer or ask the funnel desk.

What is a mortgage lead funnel?

A mortgage lead funnel is a focused path for one type of borrower: an ad or link leads to a landing page, a short quiz qualifies the visitor, a result page explains the next step, and the borrower books a call or starts an application — while the CRM sends an instant text and email so the lead never waits.

What does "done-for-you" include?

We write every page, question, result and follow-up message; build the funnels on a fast base website; host and maintain them; wire them to the CRM included with your site; help with SMS registration; and make monthly edits. You approve copy and take the calls.

How fast can my first funnel go live?

A Single Funnel plan launches in about 10 business days after your kickoff call and copy approval. Larger plans take longer because there are more funnels to write and test; the timeline for each plan is on the pricing page.

Do I need to run ads?

No. Funnels work with any traffic: your website, email list, past clients, social bios, QR codes at open houses and agent referrals. Ads add volume, and we can run them for you as an add-on.

Are the funnels compliant with mortgage advertising rules?

We write to avoid Regulation Z trigger terms unless your compliance team approves full disclosures, show your NMLS ID and Equal Housing Opportunity text, and follow Meta's Special Ad Category rules for ads. We are not a law firm: your compliance team approves everything before launch.

What is the AI Engine?

It is the speed-to-lead layer behind your funnels: an AI receptionist for calls, AI website chat, and AI replies for SMS and Messenger, Instagram and TikTok messages (where account access allows). It answers general questions from information you approve, books calls and hands off to you. It never quotes rates or approves loans.

Is there a contract?

Plans are month-to-month with 30 days' notice to cancel. Paying annually saves 15%. Setup fees cover the writing and build work and are explained on the pricing page.

Do I need a website already?

No. Every plan includes a fast base website with loan program pages, calculators and a 1003-style application. If you keep an existing site, we can host the funnels on a subdomain and link them.

Will this work for a team or branch?

Yes. The Full Library plan includes three LO seats with round-robin routing and a profile page per loan officer; extra seats can be added.

Are you a lender?

No. Get Mortgage Funnels is a website and marketing provider. We do not lend, broker loans or give financial advice. Your borrowers deal with you and your licensed company.
