Key takeaways

  • AI assistants answer borrower questions directly and cite sources; being citable is a different job from ranking.
  • Plain, dated, attributable facts get quoted; marketing slogans don't.
  • Consistent entity data — your name, NMLS ID, company, programs — on the page, in schema and on off-site profiles builds confidence.
  • llms.txt is a lightweight, proposed file that maps your key pages for language models; cheap to publish.
  • Blocking AI crawlers removes you from AI answers; make the robots.txt choice deliberately.

A borrower types into an AI assistant: “What’s the difference between FHA and conventional, and who does FHA loans near Tampa?” They get a tidy answer — and a short list of sources. Being one of those sources is a new kind of visibility, and it rewards different things than classic SEO. This post explains how AI search picks what to cite, what makes a mortgage page citable, and a checklist you can run on your own site.

How do loan officers show up in AI answers?

By publishing clear, specific, dated answers on fast, well-structured pages, keeping business details consistent everywhere, and letting AI crawlers read the site. No one can guarantee a citation. You can make yourself the easiest good source to cite.

AI assistants that browse or use search indexes tend to favour sources that:

  • answer the exact question directly, near the top of a section,
  • state facts plainly, with a source and date,
  • show who wrote the page and when it was updated,
  • are consistent with what other sources say about the business,
  • are technically easy to fetch and parse.

What is generative engine optimization (GEO)?

GEO is making a site easy for AI systems to understand, attribute and cite. It overlaps with SEO and AEO but asks a different question: not “will this rank?” but “can an assistant quote this sentence, confidently, with my name on it?”

Written to impress

  • “Lightning-fast closings you'll love”
  • No author, no date
  • Program details buried in paragraph four
  • Business name spelled three ways

Written to be cited

  • “FHA allows 3.5% down with a 580+ score (HUD 4000.1)”
  • Named author, last-updated date
  • Direct 40–60 word answer under each question
  • Same name, NMLS ID and programs everywhere

Quotable beats impressive. A specific, sourced sentence gives an assistant something to cite; a slogan gives it nothing.

What makes a mortgage page citable?

Specific answers, sources, authorship and structure. Here’s what we build into every program page and post:

Citation-ready page elements
ElementWhat it looks likeWhy it helps
Question-shaped heading“How much down payment does an FHA loan need?”Matches how people ask
Direct answer block40–60 words right under the headingEasy to lift whole
Dated sources“(HUD Handbook 4000.1)” / “FHFA, Nov 25, 2025”Verifiable
Author + updated dateVisible byline and dateFreshness and accountability
FAQ block8–12 page-specific questionsCovers follow-up questions
Structured dataOrganization, Person, Service, FAQPage, BreadcrumbListUnambiguous entities
Clean HTMLReal headings, lists, tablesParses without styles or scripts
Citation-ready page elements

It makes your facts unambiguous. JSON-LD structured data tells machines that a page is about a loan officer (Person) who works for a company (Organization), offers specific services (Service), answers these questions (FAQPage) and sits in this place in the site (BreadcrumbList). Connect the pieces with @id references so the article points to its author, who points to the company.

Two rules: only mark up what’s visible on the page, and never add ratings you can’t back up. Fake or sample reviews with rating schema can violate search guidelines and the FTC’s rule on fake reviews.

What is llms.txt, and should I publish one?

It’s a proposed plain-text file at /llms.txt that describes your site and links its most important pages for language models. It isn’t an official standard yet, so treat it as a cheap courtesy rather than a ranking lever. A good one for a loan officer lists: who you are and your NMLS ID, the states you serve, your loan program pages, calculators, how to contact you — and nothing private.

Should I block AI crawlers?

Only if you’ve decided you don’t want to appear in AI answers. robots.txt can allow or block crawlers by user agent. If you block GPTBot, ClaudeBot, PerplexityBot or Google-Extended, you reduce the chance those systems use or cite your pages. Some businesses block for licensing reasons; for a loan officer who wants borrowers to find them, allowing is usually the right call. Whatever you choose, write it down in the file.

Why do off-site profiles matter?

Because assistants cross-check. If your site says one office address, your Google Business Profile another, and NMLS Consumer Access a third company name, an assistant has less reason to trust any of them. Keep these consistent:

  • business name and individual name spelling,
  • NMLS IDs (yours and the company’s),
  • licensed states and service area,
  • phone number and booking link,
  • the loan programs you offer.

How do I check whether I’m being cited?

Ask the assistants. Once a month, ask three or four AI tools the questions your borrowers ask — with your city and programs — and note which sources they cite. Results vary by tool, by phrasing and over time, so look for trends, not single answers.

Does GEO change compliance?

It raises the stakes on accuracy. A sentence lifted into an AI answer loses its surrounding disclaimers. So:

  • keep rates, payments and down-payment percentages out of quotable sentences unless fully disclosed and approved,
  • never phrase eligibility as a promise (“you will qualify”),
  • date every fact that can change (loan limits, program rules),
  • keep your NMLS ID and licence lines on every page.

A GEO checklist for mortgage sites

  1. Each key page answers its main question in 40–60 words under a question-shaped heading.
  2. Facts that change carry a source and date.
  3. Every article shows an author and a last-updated date.
  4. Organization, Person, Service, FAQPage and BreadcrumbList schema, connected with @id.
  5. No rating schema without real, verifiable reviews.
  6. /llms.txt lists your key pages and describes your business plainly.
  7. robots.txt makes a deliberate choice about AI crawlers.
  8. Name, NMLS, address/area and phone match on every off-site profile.
  9. Pages are fast and readable without JavaScript.

AI search won’t replace your referral partners or your past clients. But when a borrower asks an assistant who can help, it’s worth being the clearest answer on the internet.

General information. AI search products change frequently; no provider guarantees citations.

How do loan officers show up in AI answers?

By publishing clear, specific, dated answers to borrower questions on fast pages with accurate structured data, keeping their business details consistent across the web, and allowing AI crawlers to read the site. Nobody can guarantee a citation, but these steps make one more likely.

What is generative engine optimization?

GEO is making a website easy for AI assistants and AI search features to understand, attribute and cite: plain factual statements, consistent entity names, structured data, visible authors and dates, sourced statistics, an llms.txt file and crawler access.

Is GEO different from SEO?

It builds on SEO. SEO helps pages rank; GEO helps AI systems quote and cite them. Fast, well-structured, honest pages help with both.

What is llms.txt?

A proposed plain-text file at the root of a site (/llms.txt) that describes the site and links its key pages for language models. It's not an official standard, but it's simple and low-risk to publish.

Should I block GPTBot or other AI crawlers?

If you want to be cited in AI answers, blocking them works against you. Some businesses block for content-licensing reasons; make the choice deliberately and document it in robots.txt.

Does schema help with AI search?

Structured data makes facts like your name, role, services, area and FAQs unambiguous. Many AI search systems rely on the same crawled web as search engines, so accurate schema is good practice.

Can I put rates in AI-friendly content?

Avoid it. Quotable statements get lifted out of context, and a rate in an answer box is still a Reg Z trigger term — and stale tomorrow.

Do off-site profiles matter?

Yes. Assistants form a picture of your business from many sources: Google Business Profile, NMLS Consumer Access, lender profiles, directories and reviews. Keep them consistent with your site.

How long does GEO take?

Structural fixes are quick; being cited depends on crawling, competition and off-site signals, so think in months.

How do I check if AI assistants mention me?

Ask a few assistants the questions your borrowers ask, with your city and program, and note which sources they cite. Repeat monthly; results vary by tool and change over time.
